Re-roofing and roof replacement in London

When repairs stop making sense, we strip the roof back and rebuild it properly — membrane, battens, covering and details.

What we do

Re-roofing & roof replacement, done properly.

A re-roof is one of the biggest jobs a house will need, and one of the most important to get right. We strip the old covering, check and repair the timbers underneath, lay a new breathable membrane, set out new battens and re-cover the roof in slate or tile.

The details are where roofs fail, so they get the most attention: ridges, hips, verges, valleys and the junctions with chimneys and walls.

01

Slate roofs

Natural or fibre-cement slate, laid to true lines and gauge.

02

Tiled roofs

Clay or concrete tiles, including dry-fix ridges and verges.

03

Membrane & battens

New breathable underlay and treated battens set out to gauge.

04

Timber repairs

Rotten or damaged rafters and fascia boards replaced.

05

Ventilation

Roof ventilation to reduce the risk of condensation.

06

Chimney & abutment details

Flashings and weathering to chimneys and walls.

How a re-roof works

Every re-roof we do follows the same order, because each stage depends on the one before it.

  • Survey — we inspect the roof, take photos and confirm the scope and materials with you.
  • Access and protection — scaffolding is arranged and the property below is protected.
  • Strip — the old covering, battens and underlay are removed and taken away.
  • Repair — rafters, fascias and any damaged timber are checked and replaced where needed.
  • Membrane and battens — new breathable underlay and battens are fixed to gauge.
  • Covering and details — slates or tiles are laid, and ridges, verges, valleys and flashings finished.
  • Clear-up and handover — the site is cleared and you get photos of the completed work.

Building regulations and re-roofing

Renewing more than a quarter of a roof usually counts as notifiable work under the Building Regulations, mainly because of the rules on insulation and ventilation. We will tell you at survey stage whether your re-roof needs to go through Building Control and coordinate it where it does.

If you live in a conservation area or a listed building, the choice of materials may also be restricted. We will check before you commit to anything.

Recent re-roofs

Our recent roofing work includes a full slate re-roof on a London terrace and a re-roof in Lambeth, where the roof was rebuilt from the membrane up. You can see both in our projects.

Questions

Re-roofing & roof replacement: common questions

Anything else? Call 020 8050 2887 or send us a message.

How do I know if I need a new roof or just a repair?

Isolated problems — a few slipped slates or a failed flashing — can usually be repaired. Widespread slipped or porous slates, failed underlay, or repeat leaks in different places usually mean a re-roof is better value. We will show you photos and explain our reasoning.

How long does a re-roof take?

Typically one to two weeks for a terraced or semi-detached house, depending on access, roof size and weather.

Do I need Building Control approval for a re-roof?

Often, yes, if more than 25% of the roof is being renewed. We advise on this at survey and coordinate it where needed.

Can I stay at home during a re-roof?

Yes. A re-roof is carried out from the outside. The roof is kept weathertight at the end of each working day.
